Home Builders 1 LP is the construction arm for the affordable housing developer and property manager Bronx Pro Group LLC. Home Builders 1 LP was created in 2000 for the purpose of developing three family homes through New York City’s New Foundations Program. In 2006, the company expanded its work to include the rehabilitation of multi-family buildings that were developed by Bronx Pro, initially beginning as a prime-subcontractor on almost 300 units and thereafter completing 700 units as the general contractor. In recent years our work has expanded to the construction of new buildings, completing 3365 Third Ave a mixed-use Passive House and 1017 Home Street a new 8-story senior housing prevailing wage project.
In total the organization has completed or is under construction on 1,911 units across 48 buildings with a total construction value of $276 million. This is in addition to the ongoing repair and capital work the principals oversee in their private portfolios of over 2,500 units throughout New York City. The company has adopted a green renovation approach where the overall goal is to build a healthy and energy efficient building that supports continue financial as well as environmental sustainability.
Mr. Magistro is a long time real estate investor and owner of multifamily real estate properties in the Bronx. Mr. Magistro began his career at Citibank, where he attained the title of Vice President. His positions at Citibank included Financial Controller, Real Estate Loan Underwriter and Facilities Director of Real Estate Management/Design and Construction. As the Facilities Director of Real Estate, Mr. Magistro financially controlled and oversaw the construction of major capital projects for the bank in lower Manhattan. In 1988, Mr. Magistro began Bronx Pro Real Estate Management Inc. to perform property management for select clients and later expanded into affordable housing development in 1998. Since then, Mr. Magistro developed over 2,500 units of housing.
Justin has over 14 years of real estate development, construction and real estate finance experience. He worked as a Project Manager for a contractor and real estate developer, completing multifamily rental, condominium, mixed use and commercial developments throughout the tri-state area. He then joined Enterprise Community Investment where he was a Tax Credit Equity Underwriter, responsible for the underwriting and closing of the new construction and preservation of 1,360 units that had total project costs of over $443 million and equity investments of over $200 million.
Mr. Baranello joined Bronx Pro in November of 2006. Steven has over 30 years of experience in construction, rehabilitation, development and home inspections. This experience extends to both the private and public sectors. Steven’s recent experience before joining Bronx Pro included work as a home inspector and building consultant; and was also previously a partner in a family-owned general contracting and development company. Steven has a BS degree in Architectural Engineering Technology from the Milwaukee School of Engineering and is certified as a NYS Code Enforcement Officer. Steve is also a Licensed Home Inspector in NY, NJ & CT. He is an adjunct professor at NYU School of Continuing and Professional Studies and currently teaches courses for the licensing of home inspectors.
Xiner Liu joined Home Builders 1 LP in April 2018 as Accounts payable specialist, before progressing to direct financial administration. She achieved a B.A. in Statistics from Hunter College, CUNY, and previously interned with quantitative services at ParentChild+ Long Island, supporting immigrant families, especially those with young children. Xiner oversees Home Builder’s day to day accounting operations, including accounts payables and receivables, cash management, and banking and reconciliations. Under her direction the HB team completed project financials with over $24 million in 2020, and $92 million in 2021. Xiner also prepares financial statements. tax reports, and uses financial analysis to develop company policy and direction with team leadership.
